Domani Sourcing Group was founded inside an active development platform. After years of watching FF&E budgets blow up, finishes arrive late, and vendor margins stack three-deep, our principals built the procurement operation we wished we could hire.
Today, Domani serves as the sourcing arm of Baldwin Equities and a trusted procurement partner to developers, hotel operators, and institutional owners across the U.S. We maintain direct relationships with factories and fabricators in more than fifteen countries, and we run every project with the same discipline we apply to our own deals — because much of the time, it is our own deal.
That owner-operator perspective is the difference. We think about cost per door, not line-item markup. We care about handover dates, not sales quotas. And when something goes wrong in a container, a customs hold, or a punch-list delivery — which is when procurement usually earns its keep — we are the ones making the call at 6 a.m.

FF&E Procurement
We manage the full furniture, fixtures, and equipment scope for new builds and repositionings. That means spec reconciliation, quantity takeoffs, vendor selection, PO administration, shipment tracking, on-site receiving, installation oversight, and close-out. You get one schedule, one budget tracker, and one contact — not a file full of separate vendors.

Global Sourcing
If you have a spec, we can source it. Domani works directly with factories in China, Vietnam, India, Turkey, Italy, Portugal, and a growing list of secondary markets, along with a vetted bench of domestic fabricators for anything that has to stay stateside. We pressure-test pricing, sample aggressively, and give you options — not just whatever our preferred supplier wants to sell that month.

Custom Fabrication
When stock won’t do, we build. Our custom work covers decorative and architectural lighting, casegoods and loose furniture, metal and wood handrails, lobby millwork, wall protection, and bespoke hospitality packages. Every custom program runs through the same QC process — factory inspections, pre-production samples, final inspection before crating — so custom doesn’t have to mean unpredictable.

Value Engineering
Bring us in during design development and we’ll give your plans a line-by-line scrub for substitutions, consolidation opportunities, and spec rationalization. We work from the GC’s takeoffs and the architect’s drawings and come back with a VE memo that typically pays for our fee many times over — before we’ve placed a single order.

Logistics & Warehousing
We consolidate shipments, clear customs, warehouse inventory on either coast, and schedule deliveries to match your construction calendar — not ours. When a building isn’t ready to receive, we hold. When two trades need to stage at the same time, we sequence. When a spec gets pulled last minute, we re-route. This is the part of procurement nobody sees until it breaks. We keep it from breaking.

1–2 weeks
Plan Review & VE
We review your architectural drawings, FF&E specs, and shop drawings. We flag cost-saving substitutions, consolidation opportunities, and spec risks — and deliver a written VE summary.
Step 02
2–3 weeks
Quote & Samples
Using our factory-direct network, we return line-item pricing and request physical samples for client and architect approval. You see real product, not renderings.
Step 03
1 week
Order & 50% Deposit
Once specs are locked, we issue purchase orders and collect a 50% deposit, which funds the production schedule. Payment schedule is fully transparent.
Step 04
8–14 weeks
Manufacturing
Production runs at vetted factories with regular progress reporting. For custom work, we conduct pre-production and mid-production inspections.
Step 05
1 week
Final Payment & QC
Before shipment, our QC team conducts a final inspection. Remaining 50% is released, and goods are crated and prepared for freight.
Step 06
4–12 weeks
Logistics & Install
Ocean or air freight, customs clearance, domestic transport, warehousing if required, and jobsite delivery coordinated to your construction schedule. Install supervision available.
